

Initially, the mudroom was located next to the stairs (where the current pantry is drawn). The driveway is on the right side of the house (along the side the kitchen is located). There is a large mudroom and also a space drawn for a walk in pantry which was mostly to "make up" for additional storage by not having a garage (which typically would hold our cars and overflow items). Currently, there is a small peninsula drawn between the kitchen and dining nook that is meant to house the coffee bar (which is a big must for my husband)! Open to relocating. We will be utilizing a kitchen designer once plans are finalized, so the layout of appliances may change and island size may change (e.g., we would like at least 42" and preferably 48" of walkway around the island and may opt for a 40" range). We thought about just having a dining room, but really liked the idea of having somewhere cozy to have coffee in the morning, which is why we wanted to do a breakfast/dining "nook" with banquette seating. We have a lot of family in the area, and we felt the additional space of a dining room would be needed for joint meals. We rarely use a kitchen island for meals. We have small children and primarily use a sit down kitchen table for all meals and various arts, crafts and games. Other notes for things that may seem redundant, we have an island, small dining look and a formal dining room currently drawn. We primarily prefer separate rooms vs open concept but do like the kitchen open to living room if possible. After purchasing the home/lot, our needs changed and we may eventually need space for a first floor handicapped accessible room. Some things to make note of, our property does not allow for a garage and the first floor room listed as "bedroom" will be used as a flex room. The lot is long and narrow, and currently the first floor plan is at max build capacity. We are located in the Mid-Atlantic/NE region. Hello!
